Community members have an opportunity to get reacquainted with Southbow Landing later today.

Before Cochrane's newest subdivision makes its way back into council chambers, the public can view plans of their proposed land re-designation and provide valuable feedback.

James Scott, Vice President of Planning with PBA Land and Development, says the neighbourhood development plan was adopted back in October 2015 and the next process to be voted on will be land use.

"Council votes on a bylaw to create a land use district that set up the uses and the rules for the land use and then the next step will be subdivisions, permits, and that kind of thing; it's kind of the intermediate step between the neighbourhood plan and really development occurring on the site."

The basic layout of the community like roads, designated parks, school sites, and commercial areas have already been debated by council and approved, but now the the public will be able to see and provide feedback on what is being proposed for Phase One of land use.

"We are going to be showing people two things; the overall neighbourhood plan, a reminder of what it is and if people have questions about some of the features or concerns about it, and then the focus is going to be on that land use application which is going to be sub part of the larger neighbourhood plan."

Scott shares in in full build out, Southbow Landing is expected to house 2800 to 3600 homes, but this land use application will only discuss the first 1300 units of the plan as well as some commercial development.

"This first stage of land use will include the first piece of that as part of the rezoning; that is to allow for an area which is called Commercial Shopping Centre District and that would allow for things like a neighbourhood grocery store and other more neighbourhood orientated amenities."

If all goes well and land use meets approval of council, the next step will subdivision design and eventually land and development permits. Scott says at this point in the process they are hopeful to see construction begin next year.

Southbow Landing is anticipated to become one of Cochrane's largest subdivisions rivaling Sunset Ridge to the north.

The drop in open house will occur from 3:30 to 6:30 pm today (May 15) upstairs in the Cochrane Toyota Community Room, with a reminder to park to the north.
