According to the Calgary Real Estate Board (CREB), the price of an average home in Cochrane has risen 21 per cent since last year at this time.

While the pace of house sales in Cochrane has slowed slightly compared to the last few months, it remains an extremely hot sellers' market.

In statistics released yesterday by CREB, the April benchmark price for Cochrane reached $530,900, over two per cent higher than last month.

A slight pullback in sales relative to the new listings helped push the sales-to-new listings ratio below 80 per cent. This is the first time that has happened since March of last year.

Support inventory levels that were better than anything seen since November 2021, however, CREB reports conditions remain exceptionally tight and favour the seller.

Even with the pace of growth easing slightly compared to the last few months, the April benchmark price in Cochrane reached $530,900, over two per cent higher than last month and 21 per cent higher than last year’s levels.

Cochrane leads the way in the Rocky View region of CREB, accounting for 143 of the 242 sales. The inventory of properties available here at the end of April was 120.

Price gains in Cochrane have been driven mostly by the detached and semi-detached sectors.
