A pullback in sales has seen the inventory level of houses in Cochrane push above two months for the first time since February, according to the Calgary Real Estate Board (CREB).

In its monthly report, CREB states both sales and new listings eased in September, leaving inventory levels relatively stable this month.

"While inventories are nearly 40 per cent lower than long-term trends for the month, they are not at the record lows seen," states the CREB summary.

Still, CREB points out conditions remain relatively tight and the shift has likely prevented further upward pressure on home prices.

According to CREB, the unadjusted benchmark price in September was $532,700, slightly lower than last month due to pullbacks in the detached, semi-detached, and row sectors.

Despite the monthly pause, total residential prices are over five per cent higher than in September 2022.
