The benchmark price of a home in Cochrane in 2023 was $520,942, compared to $500,125 in 2022. 

According to the Calgary Real Estate Board (CREB) that's up 4.16 per cent 2023 from the previous year. 

Cochrane did see a drop in sales in 2023, statistics show there were 912 sales last year, which is down nearly 20 per cent from 2022 when there were 1,136 sales. 

There was also a drop in new listings last year as well with 1,167 homes hitting the marking, compared to 1,357 in 2022. 

Inventory levels grew by over 14 per cent in 2023. Last year there were 139 homes on the market, compared to 122 in 2022. 

Similar to other regions, Cochrane experienced a notable change in housing market dynamics since 2021, characterized by a high rate of sales for most new listings, resulting in a reduction in supply. Transitioning into 2023, like many other areas, there was a decrease in sales compared to the record-high levels observed over the previous two years, accompanied by a decline in new listings.

Despite the reduction in sales and new listings, the seller's market conditions persisted, although the sales-to-new listings ratio witnessed a decline over the past two years.

"While Cochrane is still experiencing relatively tight conditions, the recent shifts in inventory levels should help support more balanced conditions in 2024." stated the report
