It is a buyers market these days for those looking to purchase a home.

Jim Messner, Royal LePage, Manager Business Development says the market is in a status quo environment.

"Inventory is up; at the end of May we had 332 listings on the market on MLS. The types of homes that are selling are generally speaking under the $400,000-$500,000 range anything above that is certainly taking even longer."

Messner says while economy definitely has an influence on the market, there are many reasons for seeing an influx of homes.

"I don't know if we can blame it on any one thing, there's going to be all the usual reasons- they want to move up and get a bigger home because they are having more children, or they want to get closer to the school."

Messner says for people looking to buy, make sure your realtor is doing due diligence on the price of the home.

"Most times you are not going to pay the list price anyhow, but make sure the list price is true market value for the market that we are in right now."

For sellers the same logic applies, shares Messner.

"It is all about the numbers, you have to be realistic. If there is downward pressure on the market price you got to be just in front of that wave and you have to stay there."

Do not expect the market to change much or soon.

"I would expect our market to continue just the way it has over the last year and year half. That is how long we have been in this economy, I would expect it to continue on pretty similar.

Over the past few May's we are seeing the downward trend.

"In May of this year we had 58 sales, and last year at this time there was 66, and the year before there was 75 sold."

Messner says no point in doing big renovations to sell, like basement development, you may not get your money out of it. There are some things that can help and don't cost a huge investment.

"You want to have a pleasant entrance to the home, because the first feeling of the home is very important. So maybe even paint the front door and if the inside needs updated fixtures or a coat of paint that is inexpensive and makes a huge difference those are the things I would be concentrating on."

"You want to make sure the personality matches yours, that they've probably been referred to you, past performance, and an element of trust."
